Window Safety Checks

As flat / private apartment / highrise building owners, you are responsible for the maintenance and safety of your own windows. Conduct regular checks on your windows to ensure its safety and security. Falling windows can cause serious injury to others and perhaps the loss of lives.

Following are some basic guidelines (not to be used as benchmark). For proper checks, it is best to engage a qualified contractor or you may contact us for a no obligation consultation and inspection.

  • Existing wooden framed windows is encouraged to be replaced by aluminium ones
  • Rivets / screws on frames are not loose / rusty / broken / corroded / missing
  • Glass panes and corner brackets are secured and not cracked / chipped
  • Frames are firmly secured with stainless steel screws / rivets
  • For louvered windows, wire mesh glass panes are recommended. Make sure it is secured and not cracked
  • Window panel with safety devices can slide smoothly on track

Windows Safety BCA / HDB Requirements

This is to inform that based on BCA / HDB's rulings, homeowners have the responsibility to undertake to inspect and retrofit the aluminium rivets of their casement windows with stainless steel rivets that complies with existing BCA / HDB standards.

Friction stay a) Stainless steel grade 304 or equivalent.

b) Minimum thickness not less than 2.5mm.

c) Length not less than 1/2 width of window leaf.
1) Safety devices a) To install the following :

(i) Polyethelene sliding window self-locking safety device (2 nos. per panel).

(ii) Synthetic resin stoppers at top of window outer frame [minimum 2 nos. per panel width and repeat the same along the track. The stopper shall be fastened with stainless steel grade 304 or equivalent rivet/screw of minimum 4 mm dia. Refer to drawing for spacing of stoppers].

(iii) Aluminium bottom outer frame with fixed angle facing outside.

b) Dimension "b" shall be minimum 1.5 times dimension "a".
Window leaf a) Maximum width not exceeding 700mm. 2) Sliding panel a)Maximum width not exceeding 1,200mm.
3) Aluminium section for screw connection. a) Minimum thickness
2.75 mm.
Aluminium Adjustable/Fixed Louvre Vent
Connection of friction stay to window frame. a) Stainless steel grade 304 self-tapping screw of minimum size no. 8 (4mm). If aluminium section is not less than 3mm thick, epoxy coated screw can be used.

b) Minimum 4 screws on each side of friction stay.
1) Glass lourves a) Minimum glass thickness not less than 6mm.

b) Wire-glass type.
Corner brackets
(if used) for corners of window leaf.
a) Zinc cast corner brackets. 2) Glass louvres safety device. a) Aluminium U-channel cleat at every glass louvre.
